Structural Inspection Reports in Shreveport
A home sale runs on paperwork, and foundation paperwork is the kind that kills deals at the eleventh hour — or gets them renegotiated by the thousand. We produce the documentation Northwest Louisiana lenders, buyers, and title companies actually accept, on the timeline a closing actually requires.
When You Need a Foundation Report
- Pre-listing — know what the buyer's inspector will find before your house is under contract, and either fix it or price it honestly. A clean report is a selling point on our clay.
- Pre-purchase — the general home inspector flagged stair-step brick or sloping floors and recommended a foundation specialist. That's us. The written report gives your lender the documentation they asked for.
- Lender or appraiser flags — FHA and VA transactions in particular ask for foundation documentation when cracking is visible; manufactured-home deals need the specific HUD-compliant certification.
- Insurance claims — sudden damage from a burst supply line or storm washout needs cause-and-condition documentation before an adjuster will engage.
What's in Our Reports
Every report starts with the same field work as our free inspection: a floor-elevation survey taken with a digital level and drawn as a diagram so highs and lows are visible at a glance; exterior crack mapping with width measurements and dated photos; interior symptom notes; a crawl space check on pier-and-beam homes; and a drainage review, because on our clay the water is usually half the story. Then comes the part transaction paperwork needs: an opinion on whether movement is active or historic, what caused it, what repair (if any) is warranted, and what it would cost — written plainly enough that an out-of-state underwriter can follow it.
Standard turnaround is 24 to 48 hours from the visit, and we prioritize closing dates. When a deal has nine days left, we don't sit on it for nine days.
Engineer-Stamped Letters, Done Right
Some recipients want more than a contractor's report — they want a letter from a licensed professional engineer. Louisiana law is clear that only a PE can offer stamped engineering opinions, so we don't cut corners: our field data goes to structural engineers we work with regularly, who review it, stamp the letter, and put their license behind the conclusion. That covers the lender-required "engineer letter," the manufactured-home foundation certification, and the structural review that accompanies larger repair scopes.
And the honest corollary: when a house doesn't need repair, the engineer says so. That's the report that lets a seller sign a disclosure without flinching, and it's worth exactly as much as the times we do find something.
