Shreveport Foundation Repair FAQ

Costs & Quotes

How much does foundation repair cost in Shreveport?

Most local repairs land between $2,000 and $8,000. Crack repairs start in the hundreds, pier-and-beam releveling typically runs $1,500–$6,000, and full slab stabilization with steel piers runs $4,000–$15,000 depending on pier count. The full ranges by job type are on our pricing page; your fixed quote comes after the free inspection.

How does the free inspection work?

A specialist visits (45–90 minutes), measures floor elevations, maps cracks, checks drainage and — for pier-and-beam homes — goes into the crawl space. You get written findings with photos and a fixed quote within 24 hours. The report is yours whether or not you hire us.

Is the quote really fixed?

Yes. The number you sign is the number you pay. If we uncover something genuinely unforeseen mid-job, work pauses and you approve any change in writing before it proceeds.

The Shreveport Soil Situation

Why do Shreveport foundations crack so much?

Expansive red clay. It swells when wet and shrinks hard when dry, and our climate swings between wet seasons and hot, drying summers. Most Shreveport-Bossier homes are slab-on-grade ranches from the 1950s–80s poured directly on that clay, so decades of soil movement show up as cracked brick, sticking doors, and sloping floors.

Did the February 2021 freeze really cause foundation problems here?

It triggered plenty. Burst pipes flooded and then drained slab edges and crawl spaces across the metro; the sudden saturation followed by drying shrinkage exposed or worsened settlement. If your symptoms trace to that winter, you’re in good company — and it’s worth documenting for insurance.

My cracks open and close with the seasons. Is that normal?

Seasonal movement is exactly what expansive clay does, and a crack that breathes with the weather is telling you the soil under that area is still cycling. It doesn’t automatically mean piers — but it does mean the movement is active, which is what the inspection measures.

Repair Decisions

Do I need piers, or can cracks just be patched?

If elevation measurements show the structure is stable, patching is honest work and we’ll quote it. If the low corner is still moving, patching alone is a recurring expense. The measurement decides, not the upsell.

Steel piers or drilled concrete piers — which is better?

For most Shreveport slab work, pressed steel piers: they reach deeper past the active clay, install with minimal disruption, and are load-tested section by section as they’re driven. Drilled concrete piers suit specific heavy-load or engineered situations. The inspection report recommends the method and explains why.

Can you fix my pier-and-beam house, or do you only do slabs?

Both, deliberately. Slabs are the majority of local stock, but Highland, Cedar Grove, and old Bossier City have real pier-and-beam inventory — sagging floors, rotted sills, tipped piers. Releveling and crawl space work is core to what we do, not an afterthought.

Do I really need drainage work with my repair?

On our clay, water is usually the driver of the damage. Piers stabilize the structure; drainage keeps the soil from re-attacking it. Many pier warranties — ours included — assume reasonable water management. We’d rather sell you the $1,500 French drain than see you need more piers.

Insurance, Warranties & Selling

Will my homeowner’s insurance cover foundation repair?

Gradual settlement is generally treated as maintenance and excluded. Sudden events — a burst under-slab line washing out soil, for instance — can be covered. Our written cause-and-condition reports are built for adjusters, and the same paperwork supports real-estate transactions.

What warranty do I get?

Pier installations carry a written, lifetime-transferable warranty. Terms are in the contract before work begins, and the warranty transfers to the next owner — a genuine selling point when a Shreveport ranch goes on the market.

I’m buying/selling a house with cracks. What do I need?

A documented inspection report: elevation survey, crack map, photos, and either a clearance (“stable, monitor”) or a fixed repair quote. Louisiana lenders and out-of-state buyers both accept this documentation regularly. Mention your closing date when booking — rush reports are available.

Practical

How long does a typical repair take?

Most slab pier jobs run 1–3 days on site. Pier-and-beam releveling is often a day or two. Drainage projects vary with trench footage. You’ll get a schedule with the fixed quote.

Will the repair wreck my yard?

Pier installation is minimally invasive — small excavations at pier points, tunneling under the slab where possible rather than cutting the interior floor. Landscaping is protected and restored; debris is hauled off.

Do you handle emergencies?

Yes — storm washout, burst-pipe undermining, sudden settlement, failed piers. Stabilize first, engineer the permanent fix second, fee quoted before we dispatch. Details on the emergency page.
