Foundation Inspections in Shreveport
Every repair we sell starts with measurements we can show you. The inspection is free, the findings are written, and you keep the report whether or not you ever hire us. It’s the least-guessy hour in the foundation business.
What the Inspection Includes
- Exterior walk-around — brick veneer, mortar joints, foundation ledge, slab edge exposure, and grade line relative to weep holes. We photograph crack patterns and note orientation.
- Floor elevation survey — readings across the interior floor plan with a digital level, mapped room by room. This is the single most useful diagnostic for settlement: it shows not just that the floor is uneven, but where the high and low points are and how big the difference is.
- Interior symptom check — door and window operation, drywall crack patterns at frame corners, gaps at ceiling lines, and visible floor slopes.
- Crawl space entry (pier-and-beam homes) — pier condition, sill plates, moisture readings on wood, standing water, and ventilation. Crawl space findings are documented with photos.
- Drainage review — downspout termination, grading, AC condensate routing, hose bibs, and any water staining or erosion against the foundation.
- Slab leak indicators — warm-floor spots, meter movement checks, and plumbing history questions that flag under-slab leaks worth isolating before any repair design.
The Report You Get
Within 24 hours of the visit: a written findings report with the elevation diagram, crack map with measurements and photos, drainage observations, and — only if the measurements justify it — a fixed quote for recommended work. If the inspection finds cosmetic issues only, the report says so in plain language, and the quote line is $0.
That report is written to the standard banks, buyers, and insurance adjusters expect:
- Buyers and sellers — pre-listing and pre-purchase documentation for disclosure and negotiation, turned around fast when a closing date is involved.
- Lenders — the condition documentation Louisiana lenders and appraisers commonly request on older homes with visible cracking.
- Insurance — cause-and-condition writeups that support claims where a sudden event (like a burst under-slab line) may be covered.
- Your file — a baseline. If you inspect again in a year or five, the numbers say whether anything moved.
Why It’s Free (and What It Isn’t)
The free inspection is the industry-standard first step for a reason: foundation repair is un-priceable without measurements. What we will not do is use a free inspection as a sales ambush. If your house is fine, you’ll hear “your house is fine,” because a company that cries wolf on every inspection eventually gets tuned out — and we plan to be fixing foundations here for a long time.
What the free inspection is not: a substitute for a licensed engineer’s report where one is formally required (some structural modifications and disputes do require an engineer’s stamp). If that’s your situation, we’ll say so and point you to local engineers we work alongside.
How to Prepare (Optional, But Helpful)
- Unlock gates and crawl space access; move stored items a few feet from problem walls
- If you’ve tracked cracks over time, have the photos or dates handy
- Note when symptoms started and whether they track the seasons — wet winters vs. dry summers is telling on our clay
- Gather any prior repair or termite-treatment paperwork you have
